I don't agree it's a joke. There's 4 sane avenues to it, though they all revolve around the $80k USD income, one way or another.
Not sure why you jumped to rental properties, but plenty of people have 80k passive income per year through any number of means.
None of those paths are useful to me, and I kinda wish one of them was.
I've had Elite for 5 years, and I wouldn't recommend it to most people, to be honest.
The things the LTV does give you that are advantageous over Elite are
90 day reporting extension to 1 year. Not all of us are in BKK to have Elite do the first non-online 90 day for us, and it's about 50/50 if you can push it through online first time each return.
Exemption of 4-1 employment ratio
Work permit ( Though it's digital only, which doesn't help me )
Tax exemption for overseas income
The kicker for both of them, for me, is that you can't apply for PR on either of them.
I could switch to LTR, but instead I'm just going to go for my own local company and work permit.
It's inconvenient in some ways, needing more visits to immigration, but I've found Elite to be a PITA when companies and agencies don't know what it is.
( 1 out of 4 Banks was a problem, 1 in 2 Car purchases was a problem, and 1 in 4 bike purchases. In all cases, they had copies of what they expected to see, and couldn't/wouldn't deviate from that. I sense this might be a problem more in my area of Thailand, though )
TooLate;ReadAlready: LTR isn't a joke. But it's contextual. Don't use if it doesn't work for you, but there's real benefits over Elite that I'd personally value.

If it's your first solo trip, and you're a solo female traveller, do you have some flexibility to stay somewhere else instead of Patong?
It's good for nightlife for a specific occasion, but if you're able to stay somewhere else in Phuket, I think you might find less overwhelming, and a better experience.
But if you're locked in already, don't worry, you will still have an amazing time.

Check out promthep cape (easy trek) and
cape krathing for amaaazing views, but longer and little tough depending on your fitness (start 2hr before sunset, there is a return wagon arrangement from the top)
There are nice cafes nearby (summore day cafe, recommended for excellent view)
There is a windmill viewpoint
And two serene beaches (yanui and nai harn, if you want to snorkel)

Another set:
Checkout cafes and markets in old town, nothing more interesting than walking around there (tun-ka cafe for city view with good food)


Another set of activities:
While Patong bangla road is fun for night life
Watch sunset at freedom beach
After sunset have your dinner in malin plaza and enjoy some street shopping

There is bangla boxing stadium, if that thing interests you
Nearby Banzaan fresh market: decent fresh food items, fresh fruits


If you have more time:
Do spend a night or two and enjoy the night party at the freedom bar, 11pm-3am
Phi phi islands
maya beach, beautiful but a little crowded
I found bamboo beach much more interesting
Do not waste your time on monkey island, lagoons or other activities
Phi phi island itself has nice streets and market
Avoid swimming near the beach there
Check out fitness street in chalong

but if u want to save money, go to hostels, do volunteer work in trade for stay, eat locally, walk instead of bike, go to more underrated cheaper places, and can consider going in rain season because it will be way cheaper
a lot of these places especially like ko pha ngan/ko samui have a lot of like western food stands which are charging western prices, if u can find food markets over these trendy places itll save u 100s monthly

Iโ€™d say in general try to avoid places where a lot of tourists go and find places that have all you need but still are not overrun by tourists then watch where the locals do things and eat and go to those places. If you can access products & services at local prices thatโ€™ll save you a lot of money. Usually the first days I arrive at a place I ask locals for recommendations for everything I need and specifically mention that Iโ€™m looking for places (for example restaurants) that they personally like and visit frequently. Then I go there. Or I just look into the restaurants / places. If you see a lot of foreigners normally itโ€™s more expensive if you see mostly or only locals you have a good chance to get stuff at a better rate / local rate.

Also good information that the Thai elite has issues once in hand and trying to use for living.

The DTV makes it easier regarding tax residency for some people as it's remitted income.

What I've been told is keep all receipts and ATM withdrawal receipts and then that final number you pay tax on.

Problem with DTV is what happens in 5 years, will there be another VISA, will reapplication be allowed, will there be a cool off period?

try to get Revolut and Wise bank accounts in whatever country you can. Wise never checks again to confirm your residency somewhere. One simple destination is Georgia, you could open a local bank and Wise there pretty quickly, and then use throughout the world. Not sure if Revolut is available

1) Wise does check and change. Itโ€™s moved several accounts to being Thai residency that I know of.
2) sure, but I really did mean Thai bank accounts. My neighbours got their Thai bank closed when they switched to DTV from elite. Thatโ€™s a massive problem for Thai residents.
QR scanning is just one requirement I was referring to.
Admittedly, the new Thai wise accounts give you QR scanning, but they hamper absolutely everything else.
3) I have a TBC Georgian account. I donโ€™t see how that ha when you are in Thailand

They pushed the date back once already. Judging by normal delays, it could be 1 year delayed or more. KTB delayed their face scanning requirement by 3 years.

Itโ€™s kind of a good thing, if you can manage to have 2 wise accounts, one international one and one Thai one. Thatโ€™s would allow good rates and also local Thai banking. ( 2 accounts in 2 names. Obvs. )

The purpose of the changes are to double route all funds coming into and out of Thailand through THB, ensuring payments are liable for remitted income tax, even when sending between other currencies. Wouldnโ€™t be surprised if they uturn the whole thing, either.

FWIW, Curve + Nexo is my go to solution whenever I can use a card or ATM withdraw. But I use Thai banks for daily spending here. And last did an atm withdrawal in 2024 ๐Ÿ˜‚

I was using my wise account, I have a Brazilian address on it, but I lost my card here ๐Ÿ™ƒ so I cant ask for a new one and canโ€™t use the ATMs, I just opened a Revolut account and apparently they send the card across the world, including Thailand, but Iโ€™m still waiting for it.

Revolut work properly everywhere here? Any experiences?
Wise app works with Alipay qr codes in Thailand for accounts from some countries, not sure about Brazil.

You can register to do the reporting on the immigration website. It works well enough, itโ€™s free and you can do it from home. But if you have any irregularities like if you are late, if you changed some detail, or something like that - you will be rejected and have to go in to the office to do it.

In That area you have a couple coworking spaces - The Hive and 3 stops on BTS away is Atlas at Asok. The Hive has events so you can try n get to know other people.Iโ€™m sure some of them follow latest hype trains like AI or whatever else.

The city has a couple communities of tech people for example there is one indie hacker group that meets every Thursday at a coffee place to cowork and socialise and talk about this type of stuff.

FazWaz or Ddproperty, you can easily find a real estate agent there who helps you check out and find apartments. Especially BKK can be an expensive city. You can find something comparatively cheap but you can also easily spend $5,000-$8,000+/month for condos. Same goes for food. Thonglor is a nice area and probably the best area to start with. Wouldn't personally recommend going with smth. like Ari or On Nut only because its cheaper as its mostly because of distance to a lot of nice places I would try to be close by when im new in the city (Benjakitti and Lumphini Park, Emsphere/EmsQuartier, ...)
